1. Put it in writing: Verbal agreements create problems of proof later on. The rent amount, duration, and obligations of the parties must be clearly documented in writing.
2. Clarify the deposit and rent increase rate: The deposit amount and refund conditions, as well as the basis for rent increases (such as CPI), should be explicitly stated.
3. Document the property's condition at handover: Any existing damage or deficiencies should be recorded in a report, ideally with photographs.
4. Define the eviction terms: The conditions under which the agreement ends and the eviction process should be clarified in advance.
5. Seek expert advice: Standard templates may not fit every situation. Getting legal advice before signing helps prevent future disputes.
